The Iris Inn

Policies

Room Rates: Rates and offers are based on double occupancy and subject to availability. Rates do not include taxes or gratuities. Special offers cannot be combined with any other offers, discounts, or promotions. Additional persons are $95.00 per person per night.

Reservations include accommodations, breakfast, in-room Keurig coffee, tea and cocoa, Pellegrino sparkling water, Fiji water, luxury toiletry amenities and a daily room refresh upon request. See our website for a complete list of add-on’s to customize your experience. 

Minimum Nights: A two-night or three-night minimum stay is required on weekends (i.e., Friday/Saturday or Saturday/Sunday), on holidays, or during special events at the inn, cottages and cabins.

Reservations & Payments: When making a reservation online, you will be required to provide a valid credit card (Visa, Mastercard, Discover, or AMEX). Full payment in advance is required for all reservations and will be charged to the card provided.

All reservations booked less than 72 hours before arrival must present an ID and credit card upon arrival. Please stop by the innkeeper’s office with your driver’s license and credit card so we can verify your identity. 

If you would like to redeem an Iris Inn Gift Certificate, please call 540-943-1991 to make your reservation to avoid unnecessary credit card charges. At the time of reservation, a credit card number will be retained for any remaining balance or for any incidental charges not covered by the value of the Iris Inn Gift Certificate.
Please note that if you choose to cancel a reservation that has been paid with a Gift Certificate, your refund will be in the form of an Iris Inn Gift Certificate. There are no cash refunds.
Full payment in advance required for all reservations.

Check-In/Check-Out: Check-in is anytime after 4:00pm. Check-out is by 11:00am.

Smoking: The Iris Inn property is completely smoke-free. This includes vaping, tobacco or cannabis. Should you choose to smoke in your room, deck or anywhere on the property, you will be charged a minimum cleaning and damage fee of $250.00.

Room Refresh: Please contact the innkeeper on duty by calling the office at 540-943-1991 between 8am-7pm to schedule your complimentary room refresh. You can also schedule your daily room refresh by using the in-room. Room refreshes are available upon request only from 11am to 1pm. Your room refresh will include making your bed if it is free of your personal belongings, trash removal, changing out the towels, restocking the coffee pods, and washing and drying any dirty dishes. We do not enter your room unless you request it.

Children: The Iris Inn is a romantic couples getaway. Our accommodations are not designed with small children in mind. In consideration of other guests, we do not allow children under 10 years of age, infants, or toddlers at the inn. Children 10 years of age and older are charged as adults and are subject to room occupancy limits. Children are welcome in our two family friendly cottages, Deep Woods Cottage and Garden Path Cottage.

Lost Items: The Iris Inn is not responsible for lost, damaged, or stolen personal items. Should any guests lose personal belongings, if recovered, the item will be recorded as ‘found’. The Iris Inn will make a reasonable effort to contact the guest if an item is left in the Inn’s guest room after the guest has checked-out which will be placed in our Lost & Found safety box. We will ship items back at the owner’s expense including a shipping and handling fee. Any items in the Lost & Found, which are not claimed within thirty (30) days, will be donated to a local charity or discarded.

Damages: Guests agree to be responsible and reimburse the Iris Inn for any damage done by the client or client’s guest to the property. The Iris Inn will not assume responsibility for the damage or loss of any merchandise or articles in the Inn before, during, or after your stay

Pets: Pets are permitted in two designated pet-friendly cottages, Deep Woods Cottage and Garden Path Cottage for a $95.00 non-refundable pet fee per pet per night. The pet fee includes deep-cleaning of each cottage prior to the next guest’s arrival. Acceptable pets ONLY include dogs. A maximum of two dogs per cottage are allowed. Animals of any other species are not permitted on property. Iris Inn welcomes Service Animals at any time. In this case the pet fee does not apply.

Amenities provided for your pet include dog towels, dog blankets and treats. Proper clean-up and disposal of pet waste is required. Pets are not permitted in the main building or any other cabin or cottage. When outdoors, pets must be on a leash, in a carrier or held in arms. Pets are not to be left unattended in a cottage at any time, unless kept in a travel carrier or cage. Pet owners are responsible for any additional cleaning fees or damages to the Iris Inn property. Iris Inn reserves the right to remove any pet for improper behavior, including, but not limited to, excessive barking, biting, evidence of disease or urination or defecation in public areas. Maximum weight per dog must not exceed 45 lbs.

Afton Mountain Cottages Guests: Pets are permitted in the 4 Coop Cottages 

Visitors: The Iris Inn property is for registered guests only. We ask that you do not entertain visitors on the Iris inn property while you are our guests. We strive to offer all of our registered guests a 5 Star Experience while maintaining a peaceful, relaxing atmosphere throughout the property. If you have a visitor that wants to meet you at the Iris Inn or pick you up or drop you off, please have them register with the Innkeeper on duty. All visitors must depart the property no later than 8pm

Office Hours: Iris Inn Office Hours are from 8am – 8pm daily. After hours Inn related emergency service is available. Please call 911 for all life-threatening emergencies. If you require after office hours assistance please call 540-471-3566

Cancellations

Reservations made on Booking.com are non-refundable

Changes or cancelations to reservations made with all Online Booking Agencies (Airbnb, Booking.com, Expedia, Hotels.com, BedandBreakfast.com, etc) must be made with the agency where the reservation was made.

Cancellations made at least 7 days in advance of a scheduled arrival will be refunded, less a 10% handling fee, or fully exchanged (100%) for a gift certificate to be used at a future date.

Reservations cancelled 6 days or less will be refunded if we are able to re-book your room for another guest in the full amount, less a 10% handling fee. Any nights that are not re-booked will be nonrefundable.

All cancellations must be made by phone to be valid. Reservations made with an Iris Inn Gift Certificate will be refunded in the same form. All credit card refunds must be made to the same card used to book the reservation. The Iris Inn does not offer refunds for early check outs.

Iris Inn Gift Certificates are considered to be a form of payment. Iris Inn Gift Certificates can not be exchanged for cash or refunded to a credit card and may only be used for Iris Inn Accommodations

Protecting your privacy is our goal. We may collect personally identifiable information when you visit our site, however, selling your personally identifiable information is strictly against our policy.

Iris Inn is committed to making our website as accessible as possible to people with special needs, including those with visual, hearing, cognitive and motor impairments. We have invested a large amount of resources working towards improving the accessibility of our website to ensure we provide equal access to all of our users.

To help us make the Iris Inn website a positive place for everyone, we’ve been using the Web Content Accessibility Guidelines (WCAG) 2.1. These guidelines explain how to make web content more accessible for people with disabilities, and user friendly for everyone.

ADA Accessible Units

As required by law for owner-occupied properties that have more than 5 units*, properties with 6 units or more should provide a unit that is reserved for customers with disabilities. The property should clearly identify these units and describe the accessible features in sufficient detail to reasonably permit individuals with disabilities to assess independently whether the given unit meets his or her accessibility needs. When selecting an ADA designated unit, if you do not have accessibility or other disability needs, please click cancel and select another unit unless it is the last unit available. If you do not meet the American with Disabilities Act (ADA) requirements for this unit and it is not the last unit available, Iris Inn reserves the right to change your reservation to another unit without your permission to accommodate customers with qualifying disabilities.

*According to federal law as found on https://www.ada.gov/taman3.html, places of lodging with 5 or less units and have the owner living on the property are exempt from having to have an ADA unit for those with disabilities. Religious organizations are exempt from title III requirements. Historical properties may also be exempt from certain aspects of title III requirements, but property owners need to verify based on local and federal requirements.

All other properties may be subject to title III requirements.
